Overview

Lot History is a confidential satellite record of the water in front of and around a lakefront lot you are thinking of buying. Enter the address and the lot, parcel, or plat number. Lake Pulse builds the record from years of public satellite data and emails the report directly to you.

The report shows how that part of the lake has behaved over time. It covers how often the water greens up in summer, how often it runs muddy after storms, how far it pulls back in dry years, and how much plant growth sits along the shore. It also includes the most recent public high-resolution aerial image of the lot and the water.

There is no lab testing, no site visit, and no need to ask the lake community or the neighbors. The report goes to your inbox only. It is never posted to a lake portal and never shared with the lake community.

Lot History reads impairment signals from above. It does not detect specific pollutants or species, and it is not an inspection or a disclosure. Order it once you have a specific lot in view, before you make an offer or during due diligence. Use it to decide what to ask and what to test before you close.

What problem does this solve for our lake?

  • Most lakefront buyers learn about the water after closing. Before closing, the options are awkward. You can ask the lake community or the neighbors, which signals your interest and returns anecdote. Or you can test the water, which needs access to a shoreline you don't own yet. Lot History gives you a private, dated record of that part of the lake, built from public satellite data. You don't have to ask anyone or set foot on the lot.

  • The most recent public high-resolution aerial image of the lot and the lake, with its date
  • Bloom signal history: how often the water in front of the lot showed elevated algae signals each summer since 2017, with the typical onset and peak weeks
  • A comparison with the rest of the same lake: whether this part of the lake greens up earlier or more often than the main basin
  • Sediment events: episodes of muddy water, and how long they take to clear
  • Water extent: how far the shoreline has pulled back in dry years, from satellite records since 1984
  • Nearshore plants: the extent and trend of floating and emergent plant beds
  • Surface water temperature ranges and, where applicable, ice-on and ice-off timing
  • A methods appendix listing data sources, image dates used, and cloud-free observation counts
  • Next steps: which lab tests can confirm what the satellite record suggests

What's not included

  • Detection of specific pollutants, toxins, bacteria, or species. Satellite data shows impairment signals, such as algae growth and sediment, that can point to other issues. It does not identify those issues.
  • Reliable readings in the first ~30 meters from shore. Satellite pixels there mix land and water. That strip is often where shoreline scum and weed growth concentrate.
  • Conditions below the surface. Satellite data reads the water surface only.
  • A score, grade, or ranking. Lot History reports the record. It does not rate the lot or the lake.
  • Comparisons between lots or lakes. Each report covers one lot.
  • Private data. Lot History uses only public, freely available data. It never includes monitoring data held by the lake community or by any Lake Pulse subscriber.
  • An inspection, appraisal, or disclosure. Lot History is not a property inspection, not a seller disclosure, and not a determination that the water is fit for any use.

Requirements

  • A Lake Pulse account at any tier, from free Member to Lake Admin
  • The lot's street address and its lot, parcel, or plat number
  • Confirmation of the lot's location on a map when you order
  • A lot that fronts or sits near open water large enough to read from satellite. If the water in front of the lot is too small or narrow, the report says so and uses the nearest readable open water instead.

What you get back

Results

  • A confidential PDF report, emailed to the address on your order. It is not posted to any lake portal, and Lake Pulse does not share it with the lake community, the neighbors, or other subscribers, except as required by law. Findings are reported as observed patterns and relative signals, not measured concentrations. Every finding is dated and every method is shown, so you, your agent, or your advisor can check the work.

Pro tips

  • Order before you make an offer. The record tells you which questions are worth asking during due diligence.
  • Read the lake comparison first. Coves and bays often behave differently from the main basin, and that difference comes with the lot.
  • Read the water-extent section with a dock in mind. Water that looks deep in spring can be mud in a dry August.
  • Treat a strong bloom history as a reason to test, not a verdict. After closing, or with the seller's permission, a lab algal toxin test at the shoreline confirms what the satellite suggests. A Lake Census eDNA survey shows what is living in the water.
  • Check the image date. Public high-resolution imagery is refreshed every few years, so recent shoreline changes may not appear yet.
  • Once you own the lot, join the lake on Lake Pulse. The record continues from there.
