Shoreline Ledger

What your lake is worth, and what a decline in it would cost.

Overview

Requires a Lake Admin subscription.

The report that answers the question which unlocks budgets: what is this lake actually worth, and what is at stake if it declines?

A custom Property & Economic Impact Report produced by the Lake Pulse Boathouse. It combines three datasets that rarely live together — your lake's water-quality record, parcel-level assessed property values around the shoreline, and the tax revenue those parcels generate. For lakes with coves or sub-basins where conditions vary, it can produce cove-level analysis.

Starts with a 30-minute scoping call; the report is quoted separately.

What problem does this solve for our lake?

  • Lake health is a balance-sheet item, not only an ecological one. Water quality is capitalized directly into shoreline property values, and the loss from a decline is almost always larger than the cost of preventing it. Most communities know this intuitively. Almost none of them can prove it.
  • That gap is where remediation budgets die. A board facing a recurring bloom can describe the problem in ecological terms and be met with a reasonable question it cannot answer: what does this actually cost us? Without a number, the conversation stays a matter of preference, and preference loses to competing line items every time.
  • The Shoreline Ledger closes that gap. It quantifies the exposure with rigor and produces a stakeholder-ready document for the moments that decide funding — a board vote, a county meeting, a grant application, a special assessment. In practice: a community that cannot get traction on a remediation budget commissions the report, and it shows that a sustained decline in clarity threatens millions in shoreline property value and a measurable slice of the county's tax base. Suddenly the cost of action looks small next to the cost of inaction.

What's included?

  • A 30-minute scoping call with a Lake Pulse specialist to define the question, the geography, and the audience for the report
  • A written quote for the report itself, scoped to that conversation
  • On commission: a custom Property & Economic Impact Report combining your lake's water-quality record, parcel-level assessed property values around the shoreline, and the tax revenue those parcels generate
  • Quantified exposure — what a sustained decline in water quality would cost in property value and in tax base
  • Cove-level or sub-basin analysis where conditions vary across the lake
  • A stakeholder-ready document built for a board vote, a county meeting, a grant application, or a special assessment
  • The finished report filed in your lake's Documents & Reports for permanent reference

What's not included

  • The report itself. The $50 covers the scoping call; the analysis is quoted separately once scope is defined.
  • A formal appraisal. This is economic analysis, not a certified valuation of any individual parcel.
  • Legal, tax, or investment advice
  • Water quality testing. The report analyzes the data you have; it does not generate new data.
  • Advocacy. We produce the document; presenting it to your county or board is yours.
  • Guaranteed outcomes. The report quantifies exposure. It does not promise that a vote goes your way.
  • Anything for lakes without a usable water-quality record. See Boathouse Data Extraction if your history is trapped in paper.

Requirements

  • A Lake Admin subscription. This report is exclusive to that tier.
  • A water-quality record for your lake — the longer the better. Clarity and nutrient history are what the analysis is anchored to.
  • Publicly available parcel and assessment data for your county, which we source
  • A defined question. "What is our lake worth" and "what does a bloom cost us" produce different reports.
  • Realistic timing. Commission it before the budget conversation, not during.
  • Questions about scope, geography, or whether your data supports this? Contact the Lake Pulse Boathouse before you order.
What you get back

Results

  • A quantified figure for total shoreline property value exposed to water-quality decline
  • The tax revenue attributable to those parcels, and the share at risk
  • The relationship between your lake's own water-quality record and shoreline values, rather than a generic regional estimate
  • Cove-level or sub-basin breakdown where conditions differ across the lake
  • A cost-of-inaction figure to set against the cost of any proposed remediation
  • A stakeholder-ready document you can put in front of a board, a county, or a grant reviewer without translation
  • Filed in your lake's Documents & Reports, alongside the monitoring record it draws on

Pro tips

  • Commission it before you need it. A report produced in the middle of a budget fight looks like advocacy. The same report produced a season earlier looks like planning.
  • The water-quality record is the constraint. A lake with fifteen years of clarity data produces a far stronger report than one with two, which is often the reason to run Data Extraction first.
  • Cove-level analysis is where this gets persuasive. A whole-lake average hides the bays where the problem is worst and the values are highest.
  • Name your audience in the scoping call. A document written for a county assessor and one written for shoreline owners make different arguments from the same data.
  • The cost of inaction is the number people remember. Not the property value total, but the gap between what prevention costs and what decline costs.
  • Pair it with a monitoring programme. The report quantifies what is at risk; ongoing data is what proves you acted on it.

About this service

Data services organize, standardize, and interpret information, much of it created by others. Historical data is carried forward as recorded in the source documents, with original dates, methods, and laboratories noted where available; Lake Pulse does not alter reported values and does not re-verify the accuracy of third-party data. Interpretation reflects the data available at the time and reasonable professional judgment, in accordance with best practices. It is not an engineering, legal, financial, appraisal, or regulatory determination. Recommendations are options to consider; decisions, and responsibility for any action taken, rest with you.

Property value analysis is an estimate from public records and models, not an appraisal.
